What will I pay, and when?

How it is calculated
  • Off-plan, the price is paid in three stages: on reservation, during construction and on handover. The three shares add up to 100%: the construction share is what is left.
  • Construction payments are equal. In your contract, they are often called “payment calls”.
  • Each amount is rounded to the dirham; any difference goes on the last payment, so that the total is exactly the price.
  • With your dates, construction payments fall at regular intervals: an assumption. The contract sets the actual due dates, often tied to construction stages.
  • Starting split: the development's published schedule when it follows this pattern; otherwise an example, to be replaced by the one in your contract.
  • No rate, no costs and no currency conversion are added to the price.

    Each is registered for a fixed duty of MAD 200; the proportional duty comes with the final sale deed.

    Registration duty of 4% of the price stated in the deed, VAT included, plus 2% on any part paid in cash or without payment references in the deed when the price exceeds MAD 300,000 (deeds drawn up since 1 July 2026).
