Letting your property after delivery: the management options, the questions to put to a manager and what to prepare before handover.

Deciding on the use before delivery

Decide how the property will be used (living in it, letting it, or both) before delivery: it determines the furnishing, the equipment and the type of management.

We raise it from the first conversation, not at handover. A property meant for letting is not equipped, furnished or managed like a family home.

The main management options

You can manage it yourself, entrust it to a relative who lives nearby or hand it to a professional; each route has its constraints.

Managing it yourself

This route costs the least in fees, but it takes time and availability: finding tenants, dealing with incidents, following payments. It is harder to sustain from abroad.

Entrusting it to a relative

Convenient and trusted, but write down what you expect (how often reports come in, how much can be spent without asking you) to avoid misunderstandings.

Handing it to a professional manager

The manager looks after all or part of the letting in return for a fee. Everything depends on the scope of the assignment and on the contract: see the questions below.

Using the residence operator, if the development has one

Some developments are designed with an operator. If so, ask for its full contract, how income is calculated and paid out, and how long the commitment lasts, and have these points reviewed before you sign.

Choosing a manager: the questions to ask

Compare at least two managers on what they do, what they cost and what they report to you, before signing anything.

  • What exactly does the assignment cover: finding tenants, inventories, maintenance, collecting rent, cleaning?
  • What fee, calculated on what basis, and what extra charges?
  • What reports, how often, with what supporting documents?
  • How are emergencies and repairs handled, and up to what amount without my approval?
  • How can the contract be ended, and on what terms?
  • What insurance covers the property, and what liability does the manager take on?

Rules to check: the residence, the neighbourhood, the type of letting

Before letting, check that the residence's rules and the applicable regulations allow the type of letting you have in mind, in particular short-term lets.

  • Do the co-ownership rules restrict letting, and how?
  • Is the letting I have in mind (long or short term) allowed, and with what formalities?
  • Which co-ownership charges apply, and how are they called?
  • What insurance does the residence require of owners?

Put these questions to the notary and to the residence's managing body before you buy, not after: a ban on letting changes the whole calculation.

Getting ready to let before handover

Prepare the furnishing, insurance and manager during the last stretch of the works so that the property is ready at handover and does not sit empty needlessly.

  • Choose the manager and sign the assignment
  • Plan the furnishing and equipment, according to the tenants you are aiming at
  • Take out insurance on the property
  • Prepare photos and listings as soon as the property is delivered
  • Settle with your tax adviser how the rent will be declared
