CityStar is an estate of 14 detached villas marketed under the City Star brand, in the commune of Oulad Hassoune (Douar Oulad Jellal), towards the Route de Fès. The developer places it less than 35 minutes from Jemaa el-Fna square and the airport. The land covers 36,890 m², and most plots are 2,000 m² according to the table published by the developer. There are three villa types: 6 type A villas with five bedrooms, designed for people with reduced mobility (lift, adapted bathrooms), 4 type B villas with five bedrooms and a games room, and 4 type C villas with four bedrooms and a games room. Every villa has its own 12 m by 5 m private pool.

  • The selling company: the website presents the City Star brand without naming a company (legal name, RC, ICE).
  • The price per villa: only a starting price is published (MAD 8,000,000), on the Arabic pages of the developer's website, last updated in May 2025; no payment schedule is published.
  • Delivery and progress: the only published date (2026) appears on a page last updated in 2025; the delivery date and the state of the works are to be confirmed.
  • Built areas: the developer's pages do not give the same figures (from 515 to 585 m² depending on the type and the page). Ask for the official table of areas, unit by unit.
  • The land to be handed over to the municipality (widening of road no. 119, public facilities) and the right of way: to be read in the land documents.
  • Availability: the number of villas still available is not published.

How it is calculated
  • Off-plan, the price is paid in three stages: on reservation, during construction and on handover. The three shares add up to 100%: the construction share is what is left.
  • Construction payments are equal. In your contract, they are often called “payment calls”.
  • Each amount is rounded to the dirham; any difference goes on the last payment, so that the total is exactly the price.
  • With your dates, construction payments fall at regular intervals: an assumption. The contract sets the actual due dates, often tied to construction stages.
  • Starting split: the development's published schedule when it follows this pattern; otherwise an example, to be replaced by the one in your contract.
